LARC LANDSCAPE ARCHITECT

LARC formed in 2012, when Luke returned from a yearlong adventure. Experiencing the extreme landscapes of the Mexican desert, frigid waters of New Jersey and rocky mountains of Canada from the solace of a van – he became acutely aware of space and thus space-saving solutions. They specialise in unique solution-based design; listening carefully to clients' needs to collaboratively create with these objectives in mind. LARC are hard working, creative and professional. We aren't boring, and neither is our work.

BASIX Certificate

When it comes to building performance, we exceed the minimum requirements of the BASIX assessment. In fact, our complex boasts an impressive average star rating of 7.1 stars. It's worth noting that all our commercial areas comply with Section J of the NCC, and we provide a comprehensive report at the CC stage.

Water Use

We take water conservation seriously. Our commitment includes connecting to the town's recycled water supply for landscape irrigation. To ensure responsible water management, we utilize Ecosol Stormpods to treat roof water before it is discharged to the kerb. Additionally, we employ water-saving sanitary fittings and fixtures as specified in the BASIX report.

Solar

Harnessing the power of the sun, we have installed a photovoltaic array on our roof, providing an impressive 20 peak kW of power. This renewable energy source fuels our building's common areas, lifts, basement exhaust, and even enables convenient car and bike battery charging. To further promote sustainability, our central solar hot water system includes additional solar cells on the roof and a central tank in the basement.

Landscape

Nature is an integral part of our design philosophy. We have integrated green walls, green roofs, balcony gardens, and courtyard planting throughout the development to enhance the overall aesthetics, provide shade, and improve air quality. Our commitment to the environment also extends to significant streetscape planting, native plant selection, and ample deep soil planting areas outlined in the landscape report.

Ventilation

We believe in fresh, natural airflow. That's why we've thoughtfully oriented our apartments to maximize access to natural breezes and ventilation. Whether it's our "single-loaded apartments" or apartments with an open-air entry, we prioritize cross-ventilation. Plus, our large balconies are designed to encourage outdoor living and occupation, creating a seamless connection to the outdoors.

Energy Use

Efficiency is at the heart of our energy strategy. We equip our apartments with energy-efficient appliances and ceiling fans in all living and bedrooms to reduce reliance on air conditioning. Energy-efficient lighting solutions are implemented throughout the development, while solar panels on the roof supply batteries for car and bike charging and hot water heating. To minimize energy waste, AC units in each apartment automatically cut out when external doors are left open.

Building Design & Materials

We take a holistic approach to building design and materials. With large roof overhangs, we ensure that our rooms remain comfortable without overheating. Screens are strategically positioned to shield against the sun's afternoon rays. Adequate wall, floor, and roof insulation, as outlined in the BASIX report and in compliance with BCA/NCC requirements, further enhance thermal and acoustic performance. Moreover, double glazing is provided in all apartments to create an optimal living environment.

Transport

We actively promote sustainable transportation alternatives. To encourage bicycle use, we offer a greater number of bicycle parking spaces than required. Additionally, we provide end-of-trip facilities, including bike storage, showers, and lockers, to incentivize our staff and residents to cycle to work. For those who prefer walking, we have created a clear and inviting laneway path through the block, making it easy to explore the nearby town and beach on foot.
